Run a community like it's yours

This role is closer to running a small business than to managing a property. You will lead a small on-site team and run the full operation of a community of 219 homes: the budget, collections, leasing and occupancy, vendor relationships, and the daily experience of the families who live there. You will have real decision-making authority; you will own the results, and you can tell how you are doing just by driving through the community.

What the work involves

The role blends financial management with people leadership. You will manage collections, including the difficult conversations that come with them, handled respectfully and in full compliance with the law. You will drive occupancy and leasing, and you will oversee the resident home-sale process - when residents sell their own homes, you approve the incoming applicant, which makes you a gatekeeper for who joins the community. [At Selling Community Manager communities, you will also personally sell a limited number of homes and earn commission on each sale.] You will manage contractors for landscaping, maintenance, and home rehabs, and set the standard for quality. You will lead a small team through busy seasons and slow ones. And you will be the person residents actually know - the one they come to when they are moving in, and the one they come to when they are having a hard month.

Our hiring process includes two Zoom conversations, typically completed within two weeks of applying.

What this role asks of you

This is a demanding job, and we would rather describe that clearly now than surprise you later. You will have difficult conversations about money, sometimes with people in genuinely hard circumstances. Evictions - pursued rarely, lawfully, and with dignity - are part of the role, and they are never easy. The community does not fully pause on weekends, and neither will your sense of responsibility for it. Most departures from this role happen in the first six months, usually because the demands were a surprise. We would rather you weigh them now. What you'll own

  • Community financial performance: budget, expense management, and net operating income
  • Collections: accurate billing, on-time rent, and all legal notices executed in compliance with state law and Fair Housing standards
  • Occupancy and leasing: rentals, renewals, and approval of incoming residents in the resident home-sale (FSBO) process [Selling CM postings: plus direct home sales with commission]
  • A small on-site team: hiring, developing, and leading day-to-day
  • Vendor and contractor relationships across landscaping, maintenance, and home rehabs
  • Curb appeal, amenities, safety standards, and capital projects delivered on time and on budget
  • Resident relationships: issues resolved with urgency and care, renewals earned, and a community people are proud to call home
  • Backgrounds we welcome

  • Our Community Managers come from a range of backgrounds: property management, sales, the trades, retail and restaurant leadership, small business ownership, and the military. Common threads among them:

  • A track record of commitment - a sustained run with one employer, or something you built and stayed with
  • Sales or customer-facing experience where your results were measured
  • Experience running an operation: a business, a store, a crew, or a budget
  • Comfort working with maintenance and construction trades
  • Property management experience is welcome but not required. A college degree is not required.
